AGREEMENT OVERVIEW

This Agreement is entered into prior to the inspection between BuildingandTermiteReports (“we”, “us”, “our”) and the Client (“you”, “your”).

The inspection will be carried out in accordance with Australian Standard AS 4349.1 – 2007.

 

PURPOSE OF THE INSPECTION

The purpose of the inspection is to provide advice regarding the condition of the property at the time of inspection.

The inspection is a visual, non-invasive inspection only and is not a structural engineering report or certificate of compliance.

 

PAYMENT TERMS

Full payment is required prior to release of the inspection report.

Reports will not be issued until cleared funds are received.

 

SUBCONTRACTING OF INSPECTIONS

BuildingandTermiteReports may subcontract inspection services to Registered Building Practitioners who are appropriately qualified, registered and carry their own professional indemnity insurance.

 

SCOPE OF INSPECTION – WHAT IS REPORTED ON

Interior areas include walls, ceilings, floors, windows, doors, kitchens, bathrooms, laundries and wet areas.

Electrical fixtures such as lights, fans and air-conditioning units are visually inspected only if power is connected.

Inspectors are not licensed electricians.

Plumbing fixtures such as toilets and taps are visually inspected only.

Inspectors are not licensed plumbers.

 

Exterior, roof, sub-floor and site areas are inspected subject to safe and reasonable access.

 

ACCESS LIMITATIONS & REASONABLE ACCESS

The inspection is limited to areas that are safe and reasonably accessible at the time of inspection.

The inspection is non-invasive and does not involve cutting, dismantling or moving items.

 

WHAT IS NOT REPORTED ON

The inspection excludes items listed in Appendix D of AS 4349.1–2007 including services, pools, appliances, compliance matters,

environmental matters, timber pests, asbestos, mould and cost estimates.

 

ASBESTOS & MOULD DISCLAIMER

No inspection or testing for asbestos or mould is carried out.

 

INSPECTION LIMITATIONS

The inspection is non-invasive and limited to visible and accessible areas only.

 

FURTHER INSPECTIONS

Where further inspections are recommended, including invasive inspections, these should be carried out prior to exchange or end of cooling-off.

Failure to act on recommendations may result in financial loss.

 

LIMITATION OF LIABILITY

The report reflects conditions at the time of inspection only.

Liability is limited to the inspection fee paid to the extent permitted by law.

 

THIRD PARTY RELIANCE

The report is prepared solely for the Client and may not be relied upon by third parties.

 

DISPUTE PROCEDURE

Any claim must be submitted in writing within fourteen (14) days of receipt of the report.

 

CLIENT DECLARATION & SIGNATURE

I/we have read and understood this Agreement and authorise the inspection to proceed.
